CURING & MOISTURE CONTROL
Prior to installing floor coverings.

We can help.

What do FLOORCOVERING CONTRACTORS require?
New concrete floors in fast-track retail, education, and hospitality projects require Relative Humidity (RH) of concrete to be under 75% RH, or have a guaranteed moisture mitigation solution prior to installing floor preparations, and adhesives to bond direct-stick floor coverings

Why is moisture a concern?
If direct-stick floor coverings are installed to new concrete floors without moisture protection, the adhesives can dissolve and cause bubbling and delamination of floor coverings. Our moisture control solutions help fast-track construction projects avoid risks, ensuring successful floor coverings installation.

Why choose MARKHAM?
Markham helps reduce your project risk by engaging early in the design process and supporting through to production. We provide supply and application of spray-on treatments and admixture systems that enhance concrete durability, protecting and future-proofing your structures

New CONCRETE FLOORS prior to installing FLOORCOVERINGS:

RH MOISTURE CONTROL of concrete under Floorcoverings.

CONCRETE FLOOR SLABS dry very slowly!
As international “rule of thumb” concrete dries at the rate of 25mm per month.

This is not only from the time of pour, but from the time the concrete was last wet!
e.g. if it has been exposed to rainy weather during construction.

This means the concrete may still have a high moisture content at the time of installing floor coverings. This in turn can lead to delamination, bubbling, or failure of the adhesive.

MARKHAM’s solution for this challenge is to block the porosity of the concrete, immobilising the moisture. It is important to understand that the moisture is not removed, but it cannot move about and cause issues under the flooring.

OPTION 1: AQURON 2000

Proven & Guaranteed AQURON 2000 Spray-on Solution.

AQURON 2000 immobilises moisture within concrete, and has been successfully used in Australasia since 1990’s to prevent moisture issues under floor coverings.

Choose AQURON 2000 to provide “curing assistance” and concrete moisture from the time the concrete as poured. As AQURON 2000 is inside the concrete there is no need to re-apply when changing floor coverings in years to come.

OPTION 2: FLOOR-TECT

 FLOOR-TECT System AS1884:2021 compliant system

What is FLOOR-TECT?
This is a two step system of internal moisture control plus a surface primer.
The FLOOR-TECT system combines AQURON 2000 and FLOOREVERDRI primer to provide a fully AS1884:2021 compliant system where required.

After FLOOREVERDRI Primer is a applied, a 3mm layer of FLC is required to provide “absorbeny” for Adhesives to cure.

Performance Guarantee – Supply & Installation Contracts
This is the full MARKHAM experience providing product supply, installation, QA and finally a project-specific warranty will be offered based on asset condition and extent of works. These performance warranties are typically a minimum of 15 years.

SUCCESSFUL FLOORING INSTALLATION OVER HYDROGEL TREATED FLOORS:

STEPS every FLOORCOVERING INSTALLER should know:

Hard Trowelled Slabs Look Great …

Why are we trowelling concrete like we’re polishing marble — only to rip it open again for flooring?
We’re seeing more and more new concrete pours finished with ultra-slick, over-burnished surfaces. Looks great, sure.

But here’s the problem:
It closes off the surface so much that it kills the absorbency needed for flooring systems to bond properly.

And what happens next?
✘ Extra prep work
✘ Grinding
✘ More time, more cost, more risk

This Raises Other Questions

So here are the real questions:

  • Are we over-finishing for aesthetics and forgetting what comes next?
  • Are we setting ourselves up for failure later just to make it look “perfect” now?
Floor slab hard trowelled burnished unsuitable for direct stick flooring

For Context:

At many construction sites, concrete finishers are achieving burnished, hard, power-trowelled concrete floor slabs for areas where floor coverings are to be installed at a later date, and then having to ‘diamond grind’ the concrete to make the surface suitable for the installation of floor coverings.

Where the Finish Needs to be Suitable for Floor Coverings

It is important that either the concrete placers are made aware of the need to achieve a finish that is suitable for the installation of floor coverings, or there is a value allowance to prepare the concrete floor to produce an absorbent surface.

Burnished finish concrete floor slabs are typically so hard that progress sanding alone is not sufficient to produce an adequate surface, and diamond grinding will be required to achieve the necessary surface profile and absorbency. Many floor installers in the industry do not consider, on large commercial sites, that progress sanding is sufficient to prepare concrete floors, as this process does not remove gib-stopping residues or construction debris.

Conclusion

Here’s the bottom line: where direct-stick flooring will be installed, the concrete needs to have sufficient texture, or ‘key’ for the adhesive to bind to. A highly burnished slab runs the high risk of reduced adhesion and thereby flooring failure.

MARKHAM catalytic silica hydrogel treatments control moisture inside the concrete porosity. They do not remove moisture. Therefore, the treated
concrete will have a measurable Relative Humidity (RH), regardless of the type of moisture test used.

Hydrogel moisture control is guaranteed regardless of measurable % RH in the concrete providing the MARKHAM FLOORING INSTALLATION GUIDE “5
Rules & 8 Precautions” are followed.

MARKHAM offers specialised solutions for exposed floor slabs and direct-stick flooring. We protect concrete from foot and wheeled traffic, prevent moisture issues under flooring, and keep surfaces looking polished for public use. Our FLOOR-TECT® system is tailored for long-lasting durability.

Moisture can cause adhesives under direct-stick flooring to break down or lead to bubbling and delamination. MARKHAM’s FLOOR-TECT® system provides a barrier against moisture from day one, extending the life of your flooring. For projects requiring compliance, we also offer an AS1884:2021-compliant version.

Yes, MARKHAM’s products are designed for long-term protection, helping reduce the need for frequent repairs or replacements. Our systems are crafted to offer ongoing protection, ensuring durability and sustainability for concrete structures in high-traffic environments.

Commercial floors often face challenges like moisture damage, RH control under floor coverings, and long-term wear from high traffic. If not addressed, these issues can lead to costly flooring failures.

Our solutions provide permanent moisture control, waterproofing, and surface durability. This reduces the risk of failure beneath direct-stick flooring and ensures long-term performance in busy environments.
