BASE-TECT® for BASEMENTS & FOUNDATIONS:

Straightforward waterproofing for Basement CARPARKS

MARKHAM takes a project-specific approach to structural waterproofing. We recommend the advice of CSSW consultants at an early stage. Elements may include bonded membrane, waterproofing admixture, spray-applied treatment, and delayed-swell waterstop gaskets. 

BS8012:2022 provides for various protection Types, which in turn can be used in combination.

PROCESS onsite is: 
STEP 1 : MEMBRANE & GASKET is installed onsite by MARKHAM approved installers.
STEP 2 : WATERPROOFING ADMIX is added at the READYMIX or PRECAST Plant.
STEP 3 : Spray-Applied Hydrogel is applied onsite by MARKHAM approved applicators.

What is BASE-TECT?
Waterproofing for Carpark basements, and foundations
Combining the benefits of MARKHAM colloidal silica hydrogel admixture & treatments with the advanced technology of delayed-swell gaskets, this is a holistic three-pronged approach bundled.

Performance Guarantee – Supply & Installation Contracts
This is the full MARKHAM experience providing product supply, installation, QA and finally a project-specific warranty will be offered based on asset condition and extent of works. These performance warranties are typically a minimum of 15 years. Multi-product system approach to concrete sub-grade waterproofing, by primarily waterproofing the concrete itself.

MARKHAM provides the BASE-TECT® multi-part system for basement waterproofing. Elements are selected on a project-specific basis and may include bonded membrane, waterproofing admixture, spray-applied treatment, and delayed-swell waterstop gaskets.

This system can be adapted for Type A or Type B waterproofing after the guidelines of BS8102:2022.

  • TYPE A  MEMBRANE  (MEMBRANE+GASKET)
    TYPE A  is described as “barrier protection”.
    BASE-TECT® TYPE A includes:
    CONQOR MAXIPRUFE PLUS self-healing bonded membrane,
    CONQOR 47B or 87B delayed swell gasket,
  • TYPE B excludes MEMBRANE  (ADMIXTURE+GASKET+SPRAYON)
    TYPE B is described as ‘integral protection’.
    BASE-TECT® TYPE B system is BRANZ appraised, when installed as designed.
    BASE-TECT® TYPE B includes:
    CONQOR B50 sustainably sourced admixture,
    CONQOR 47B or 87B delayed swell gasket,
    and spray-applied hydrogel treatment to the surface.
  • POWER OF BOTH “barrier  & integral protection”.
    BASE-TECT® TYPE A/B is a hybrid system that goes above and beyond, combining features of the other two systems. This approach gives an unparalleled level of risk reduction, and allows flexibility of design.

  • CONQOR B50  admixture is sourced from a byproduct of geothermal industry. This advanced waterproofing admixture reduces shrinkage and permanently protects the concrete.
  • AQURON 2000 SPRAY-ON advanced hydrogel treatment provides waterproofing protection, penetrating deep into the concrete, protecting the steel reinforcing.
  • CONQOR 47B or 87B delayed swell gaskets provide durable protection, and resist premature swell during the construction phase.

For the full TECT system MARKHAM experience, a project-specific warranty will be offered. These performance warranties are typically a minimum of 15 years. For product supply only, where application is outside MARKHAM control, warranty is limited to replacement of product.

Yes. The hydrogel treatment creates fresh C-S-H inside the concrete – concreteʼs own building molecule. There is nothing foreign introduced. There is no residual coating. Therefore any coating or paint designed to be applied to bare concrete can safely be applied to hydrogel-treated concrete.
